- Fieldstone Village consists of 23 condominium units of varying size and configuration
- The Fieldstone Village condominium association was established in 1970
- When an owner accepts an offer for purchase, the potential owners must be presented with the most current version of the Fieldstone Village Association bylaws and rules. Potential owners must submit a signed form (acknowledgment of receipt of bylaws and rules) to indicate their receipt and acceptance. When the signed form is returned to the Board, the waiver of the Board's “right of first refusal” if so given, will be submitted for presentation at closing. Association Bylaws permit a 14-day notice to the Board of his/her intent to sell the unit to provide adequate time for this procedure to be successfully completed
- Fieldstone Village is a smoke-free property
- There are two parking spaces assigned to each unit. One space is located in a designated area behind the building where their unit is located and each unit has one garage space. No extra parking fees are required
- The garage parking space assignment is provided in the Association Declaration
- Visitor parking is designated by signage. Parking restrictions are given in the Association Rules
- Pets are allowed. Restrictions are given in the Association rules. Dogs must be leashed by their owners at all times and be in control by their owner. Owners must keep their dogs from barking and otherwise creating a nuisance whether inside or outside their unit, and may be requested to remove the pet if this is not controlled
- Rental of units at Fieldstone Village is not permitted. Rental restrictions and conditions are defined in the Association policies, rules, and Bylaws
- Amenities/features include a designated boat slip as well as use of the Association deck, grill, lift, pier, and boathouse
- A unit owner is responsible for maintaining and repairing the common elements via a monthly Association fee billed quarterly. The unit owner is responsible for any damage incurred on Association property. In addition, special assessments that include, among other things, the cost of insurance premiums (billed annually), building maintenance/repair, outside painting, and other such amounts will be prorated among the unit owners in direct proportion to the square footage of their unit
- Specific information about a unit owner’s responsibility and that of the Association is provided in the Association Policies and Procedures
- All maintenance, repair and replacement of common elements and limited common elements are handled by the Board of Directors, and is funded through association dues. In some circumstances, a special assessment may be imposed when approved by a simple majority vote of unit owners
- The Association maintains a reserve fund for repair and replacement of common elements, other than routine maintenance
- A unit owner may make changes and alterations to that part of his/her unit inside the inside walls of the unit. A unit owner is not allowed to make modifications to limited common elements without approval by the unit owners within the same building and by the Board. Requests for such changes must be submitted to the board of directors in writing and must be accompanied by detailed information regarding the desired changes.
- Fines and penalities are assessed to unit owners for non-compliance with association rules
- There are no developer-owned units
